The St. Louis Metro area (MSA), which spans parts of Missouri and Illinois, has a diverse real estate market with some zip codes seeing properties sell slower than others in spite of the low-inventory market we are in. Based upon the report below, available exclusively from MORE, REALTORS®, the slowest selling zip code in the St Louis metro area is 63131 in St Louis County, Missouri where the current average days on market for active listings is a whopping 201 days. Next is 62249 in Madison County Illinois with an average of 152 days on the market.Notably, 8 of the top 10 slowest-selling zips are located in Missouri and 4 of those within the city of St Louis.
The city of Frontenac, Missouri is the slowest selling city in the St Louis MSA based upon the average time it took for homes to sell that closed in the past 30 days. As our table below shows, three of the top 10 slowest selling cities are located in St Louis County and all three are affluent areas with higher than average home prices. St Louis MSA’s Slowest SOLD CitiesWhile we still have muncipalities and neighborhoods throughout the St Louis metro area where homes are selling very quickly, there are some areas where it does take longer to sell a home. The list below shows the 10 slowest selling cities in the St Louis MSA based upon the time it took homes to sell that closed within the last month. At the top of the list is Herculaneum in Jefferson County Missouri where the average time to sell was 154 days, nearly 5 times the median time of 32 days for the St Louis MSA. Of the remaining 9 cities on the list, 5 are in St Louis County, 2 are in Illinois, 1 in Franklin County and 1 in Laclede County. St Louis MSA – Slowest SOLD Cities in Past MonthIn spite of the strong real estate market in 2017 in St Louis, there were cities in St Louis where home’s sold slower than in others. As the counter to the previous article published, where we listed the fast selling cities, today we will identify the St Louis towns and cities where it took the longest to sell a home in 2017. Where in St Louis did homes sell the slowest in 2017? As our table below shows, Edgar Springs, a small town in Phelps County MO with a population of just over 200, was the slowest selling city during 2017. Homes in Edgar Springs took an average of 248 days to sell during 2017. The table below shows the top 10 slowest selling cities in St Louis during 2017 however if you click on the table you will be taken to “live” data and the entire list. St Lous MSA Cities Where Homes Sold The Slowest In 2017Based upon average time to sell homes that closed during 2017 (click table below for live, complete list) Even in this low-inventory sellers market the St Louis housing market has been experiencing for some time now, there are areas where homes are selling slower. For home buyers that are tired of the fierce competition that exists for most new listings and tired of losing out, these slower selling areas may offer an opportunity to buy. As the table below shows, at the top of the slow selling list is the city of Pevely in Jefferson County where the average days on market is 331, followed by New Haven and Sullivan, both in Franklin County, at 258 days and 248 days respectively. Hey, I realize these areas are out of the St Louis area a bit, but I didn’t say it was going to be convenient to chase opportunity. Farther down the list are some areas closer in, such as Ladue and Frontenac, but with the convenient location comes higher prices. Search St Louis Homes For Sale HERE Ok, this is the list that, if you are a seller, you don’t want to be on however, if you are a buyer looking for an opportunity, here are some places to consider buying a home where the competition from other buyers is not as fierce. As of today, there are 30 cities/municipalities in the St Louis area that are on our “Slowest Selling Neighborhoods List”, below are the top 10 on the list (click on the list to see the current entire list). At the top of the list is Byrnes Mill, one of 3 cities in Jefferson County that made the top 10 list, where homes for sale have been on the market an average of over 600 days. Somewhat surprising is the fact that St Charles county, which has been a pretty has 4 cities on the list. To find the “slow selling neighborhoods” I look at the median days on market of the current homes listed for sale with the logic that, if the median time on the market is very high for listings, then the majority of the homes are taking quite a while to sell. |
