REALTORS® Association Considers New Rule Requiring All Listings Be In MLS

The MLS Technology and Emerging Issues Advisory Board, of the National Association of REALTORS® (NAR), proposed a rule change that is sparking some controversy among its’ members.  The proposed “Clear Cooperation Policy” requires that all listings be put in the MLS within 24 hours of “marketing a property to the public“.  The policy defines “public marketing” as including, but not limited to, “flyers displayed in windows, yard signs, digital marketing on public-facing websites, brokerage website displays (including IDX and VOW), digital communications marketing (email blasts), multi-brokerage listing sharing networks, and applications available to the general public”.

But, isn’t that how it is now?

Many consumers may having been thinking that this is how it was all along, that new listings were required to go into the MLS but, that is not currently the case.  Presently (and going back to the beginning of the MLS here in St Louis, I believe), agents have been able to determine the best marketing methods for their client, as well as allow their client input as to whether they wanted their listing in the MLS immediately, after a period of time or even not at all.

Median Price of Homes Sold in St Charles County In Past 12 Months Hits $230,000 – Sales Up Slightly

The median price of homes sold in St Charles County during the 12 month period ended October 31, 2018, was $230,000 according to the STL Market Report™ from MORE™, REALTORS®.  As the STL Market Report™ below shows, this is an increase in the median price of homes sold of 4.55% from the prior 12-month period. During the most recent 12-month period, there were 6,081 homes sold in St Charles County, an increase of 1.11% from the prior 12-month period.  There is currently a 2.52 month supply of homes for sale in St Charles County and listings have been on the market a median time of 74 days.

St Louis’ Millennial Population Shows a Shift From City To St Charles County

The millennial generation, people born from 1981 through 1994, is predicted to outnumber the baby boomer generation sometime in 2019.  Given the size of the generation, as well as the fact many are getting married and starting families, the real estate industry is very interested in these young people.  Much time is spent trying to figure out whether they want to buy or rent, whether they will consider the suburbs or just stick to urban areas, etc.

Therefore, it does not come as a surprise that more than a third of the residents in the city of St Louis are millennials, attracted, no doubt, by the city lifestyle, a sharp contrast from the suburban upbringing many of them had with their baby boomer parents.  However, the tides may be turning though.

As the table below shows, during 2017 the millennial population in the city of St Louis dropped by 1.4% while St Charles County grew by 1.0% and St Louis and Jefferson County by 0.3% each.  As of 2017, the city of St Louis had 105,900 millennials living there, while St Charles County had 103,500, but if the trend continues, the millennial population in St Charles County will surpass the city of St Louis soon.  Who knows?  Maybe the millennials are more like us baby boomers than we thought and will end up buying homes in suburbia?

St Charles County Makes “Hidden Gem” List for Rental Property

St. Charles county is a “hidden gem” for real estate investors wishing to buy rental property, according to  RealtyTrac’s newly published “List of Top 25 Hidden Gem Single Family Rental Markets“.  St. Charles County was the only Missouri county that made the list and it came in at 21 on the list with a gross yield on rental property of 9.4 percent.  The gross yield is determined by taking the annual median rent for a county and divide it by the median price of home in that county.  In the case of St Charles county, the median home price is $158,000 and the median rent is $1,232/month, or $14,784 for the year, resulting in a gross yield of 9.4%.  At the top of the list is Wichita County, Texas with a gross yield of 13.4%.  See the infographic below for all counties in the top 25 list.

Last week I did a post after reading an article on StlToday.com about the change in property values being made by St Louis area assessors from 2007 to 2009.   As I pointed out in my article I assumed the values shown by the assessors including ALL types of property and not just homes, however my analysis was based only upon the sale prices of homes.

Prior to doing the post I had requested just the residential data from the assessor’s office for the area counties but had not been able to obtain that data.  Subsequently I did receive the information from the St. Charles County assessor and am happy to say I can now do comparison between the assessors values and home prices that is more “apples to apples”. Today will be the final post in this series in which Karen has been shared her insights with us on the real estate market in St. Charles County.  Now we’ll pick up where we left off yesterday:

Dennis – We hear a lot about REO’s, foreclosures and short sales being a large part of the sales activity in many local markets.  Do you know what percentage of the current activity in St. Charles County would be these types of sales?  Also, please tell us how they affect your market.

Karen – I do not have the percentage of REO/Foreclosures/Short Sales nor can I say that they do not exist but St. Charles County has not been as adversely affected as some areas in the Metropolitan area by these types of sales.  Some people can see that this is an opportunity for these “distressed” homes to be sold and brought back up to market value.  I see this as a chance to revitalize neighborhoods that may have been affected by an increased number of foreclosures.

Dennis – Where do you see the real estate market in St. Charles County at now?

Karen – I see the market recovering; there has been an increase in pending sales in St. Charles county over this time last year.  That trend has been seen for the past 4 months now in the County.

Dennis – That’s encouraging news and also is fairly consistent with what I have seen in the metro market.  Now, lets talk about home prices.  People in most markets would be happy just to see some price stabilization and aren’t even talking about any appreciation in the near future.  Has, or is, St. Charles County seeing any price stabilization at this point?  Any idea when appreciation may come back into existence? According to the website for the Economic Development Center for St. Charles County, the county was established October 1, 1812.  St. Charles County encompasses 561-square-miles of diverse landscape spreading out westward from the confluence of the Mississippi and Missouri Rivers.

According to the Census Bureau, in 1970 the population of St. Charles county was 92,954.  By 2008 the population had grown to 349,307, an increase of over 275% in that 38 year period.  During the same period St. Louis County had a modest increase in population of just over 4% growing from 951,671 to 991,830.  The city of St. Louis saw a huge decline during the same period with the population dropping from 622,235 people to 354,361, losign over 43% of its population.
