The St Louis real estate market has definitely heated up and we are seeing as many as 10 or 20 showings on new listings within the first day or two of hitting the market with many of the homes also selling during the first couple of days. Naturally, this is not happening for all homes in all price ranges in all areas, but is certainly happening in some. So where are homes selling the quickest in St Louis? The fastest selling neighborhoods in St Louis are found in St Louis county with the bulk of them in West St Louis County and the exceptions in Mid-County, according to the latest data available from MORE, REALTORS. As the table below shows, the fastest selling neighborhood in St Louis as of today is Rock Hill where homes on the market have been for sale an average of 41 days.

St Louis’ fastest-selling neighborhoods today can be found throughout the St Louis area, however, as the list of the 15 fastest selling neighborhoods below shows, the lions share are found within St Louis County. Ten of the neighborhoods are within St Louis County and then primarily mid-county and west county, then 3 can be found in St Charles county and then finally 1 in Franklin county and 1 in the city of St. Louis.

All 10 of the St Louis neighborhoods where homes are selling the quickest are found in St. Louis County, according to the latest data available from MORE, REALTORS. As the table below shows, the 63040 zip in Grover has the lowest median time homes for sale have been on the market at just 35 days.

This list is produced by MORE, REALTORS, and is based upon their Market Action IndexTM which, among other things, looks at supply, demand and inventory for an area and then applies an index value to it.

Eleven of the 12 fastest selling St. Louis neighborhoods are found in St. Louis County with the lone exception, which also happens to be #1 on the list, found in the city of St. Louis, according to the latest data available from MORE, REALTORS.
The fastest selling neighborhoods list is ranked based upon the median time current listings have been on the market. St Louis’ Fastest Selling Neighborhoods can be found primarily in the West St Louis County area but, as the table below shows, most areas of the St Louis area have at least some representation on the list. The fastest selling areas in St. Louis in April included 7 areas in St Louis County, 2 areas in St Charles County and 1 in the City of St. Louis, according to the latest data from MORE, REALTORS. At the top of the list of the ten fastest selling areas in St Louis is the 63121 zip code, comprised primarily of the city of Normandy in St Louis County where the median time on the market of homes sold in April was under three weeks.

St Louis did not make the list of the 15 fastest growing large cities just released by the U.S. Census Bureau and, in fact, no city in Missouri made the list. The list was based upon the 2012 population estimates just released (literally about 1 minute ago) which showed, from 2011 – 2012, the State of Missouri barely had any population growth (0.22 percent). This week the National Association of REALTORS (NAR) published a report which showed selling a home was taking less time with the median time a home for sale dropping in July to 69 days, down over 29 percent from a year ago when the median time on the market was 98 days. st-louis-realtor-dennis-norman-shadow-inventory-corelogicA report released this morning by CoreLogic shows that the current residential “shadow” inventory as of January 2012 was 1.6 million units, equivalent to a 6-months’ supply, and approximately the same level last reported in October 2011. The shadow inventory is down from a year ago though, when it was at 1.8 million units, or an 8-months’ supply. Currently, the flow of new seriously delinquent (90 days or more) loans into the shadow inventory has been offset by the roughly equal flow of distressed sales (short and real estate owned), according to the report. “Almost half of the shadow inventory is not yet in the foreclosure process,” said Mark Fleming, chief economist for CoreLogic. “Shadow inventory also remains concentrated in states impacted by sharp price declines and states with long foreclosure timelines.” Continue Reading →

According to the website for the Economic Development Center for St. Charles County, the county was established October 1, 1812. St. Charles County encompasses 561-square-miles of diverse landscape spreading out westward from the confluence of the Mississippi and Missouri Rivers.
According to the Census Bureau, in 1970 the population of St. Charles county was 92,954. By 2008 the population had grown to 349,307, an increase of over 275% in that 38 year period.
