The St Louis real estate market is lagging a little behind last year in terms of home sales and the inventory of homes for sale is on the rise. While some of this is, of course, seasonal, perhaps some of it could be related to home prices increasing over the past year or so at a higher rate than the historical “norm” as well as may be reflective of the higher interest rates we are experiencing now versus last year.
While it’s still a seller’s market in some areas of St Louis and in some price ranges, our market indicators have more markets shifting to a buyers market or, at a minimum, a changing market. Seller’s won’t like to see this but it could be some welcome relief for home buyers that may be growing weary from bidding wars, getting beat out on the home they want and the like.

By Dennis Norman, on October 14th, 2018 St Louis home sales continue to lag a little behind last year, however, through the end of September, year-to-date St Louis home sales are higher than they were for the ten years prior to last year! In fact, the YTD total home sales of 21,043 for the St Louis 5-County core market, falls just 130 home sales short of the 21,173 homes sold at this time back in the banner year of 2006. For the St Louis area, YTD home sales through September for this year are just 5.8% below the all-time high in 2005 when there were 22,344 homes sold YTD at this time of the year.
It’s still a seller’s market in most areas of St Louis and in many price ranges!

By Dennis Norman, on August 4th, 2018 In a neighborhood housing market report card just released by ATTOM Data Solutions, 10,950 neighborhoods across the nation were given a grade ranging from an A to an F. The neighborhood grades were based upon six factors related to the housing market: housing affordability, home price appreciation, public school scores, crime rates, unemployment rates and property taxes.
In all, 82 neighborhoods in the St Louis metro area received a grade with 28 of them receiving an A, 17 a B, 13 a C, 8 a D and 16 received an F. The list below shows the top 10 St Louis neighborhoods on the list (you can click on it for the complete St Louis list). As the list shows, the neighorhood of “Riverwood” in the 63031 zip code area of Florissant was ranked at the top of the list for St Louis, coming in at 41 nationally.

By Dennis Norman, on July 31st, 2018 This morning I watched a video from a firm that reports on the real industry and does so from a blunt, “call it as they see it”, perspective (pretty much my style too) in which they say “market correction indicators continue to roll in” and suggest that, to some extent, the party is over. This report looked at the national real estate market as a whole and specifically looked at the west coast so is not necessarily indicative of what is happening in the St Louis real estate market, however, can often be an early indicator.
As a result, I spent my early morning looking closely at the St Louis real estate market in search of market correction indicators. So, did I find indications that the St Louis real estate market is headed for a correction?
Yep. It’s called “spring is over“. :)
At about this time every year, we see a correction, of sorts due to the seasonality of the real estate business. It’s no secret that spring and early summer are always the best time for the real estate market with increased home sales and prices. As that season passes there is always a “correction” in home prices as they adjust downward for the decreased demand.
However, what I am really looking at is the “bigger picture”, is there an overall market correction taking place in St Louis or headed our way?
While it would be unrealistic to think that if a true market correction is going to be experienced by the bulk of the country that it won’t have an impact on the St Louis market, however, at this time there doesn’t appear to be any sort of serious correction imminent in the St Louis market. That’s not to say we won’t see the normal downturn in home sales and prices we expect to see due to seasonality.
Below are some charts and tables that I think are good indicators of the health of the St Louis market as well as good indicators of things to come. I’ll briefly give some comments on each as well as how I have applied the data shown to my opinion I have shared today.

This year is no different and we are seeing the normal seasonal change in home prices but St Louis continues to have a strong real estate market and continues to favor sellers for the most part.

This month, as the video below shows, every county in the St Louis core market area has seen the inventory of homes for sale (in terms of months of supply) decline from last month and last month was already low! In spite of the low, low inventory, home prices have remained reasonable and, in fact, we are seeing a little bit of a downward trend price-wise in some areas. With these things in mind, along with the fact that interest rates are sure to go up, there’s no better time to buy or sell than now!

This month, like many months before, you will see that all five counties in the St Louis core market (city of St Louis and the counties of St Louis, St Charles, Jefferson and Franklin) all have less than a 6 month supply of homes for sale (a few less than half of that), so it remains a sellers market in many areas! While the market is doing well, you will notice the trend over the past 24 months, as I describe in the video is down a little in terms of number of homes sales which is due simply the lack of homes available for sale. There doesn’t appear to be a shortage of buyers at this point, just a shortage of sellers.

By Dennis Norman, on March 12th, 2014 Don’t shoot the messenger, but I have to tell you I’m not feeling quite as warm and fuzzy about the St Louis real estate market as I was a couple of months ago. In February, there were 1,623 homes sold in the 5-county core St Louis market, a decline of over 14% from February of last year when there were 1,898 homes sold. Also, 2014 is starting out sluggish with just 3,225 homes sold in the first two months, 14.5% less than this time last year when there were 3,774 homes sold. There are definitely encouraging things as well, such as mortgage delinquencies and foreclosures declining dramatically from a year ago which will help stabilize the market.
