One in four St Louis city homeowners with a mortgage are underwater

A new report just released by ATTOM Data revealed that nearly one of every four homeowners (24.3 %) in the city of St Louis that have a mortgage, are underwater on equity (meaning property owner owes at least 25% more on their home than the current value). At the other end of the spectrum was St Charles County where just 3.9% of homeowners with a mortgage are underwater.

Ten zip codes in St Louis with the highest percentage of equity-rich mortgages

According to data released by ATTOM Data Research, during the fourth quarter of 2022, 42.37% of the homeowners with a mortgage within the 63376 zip code, were “equity-rich” meaning their mortgage balance was just 50% or less of the current value of their home. The table below shows the 10 St Louis zip codes with the highest percentage of equity-rich mortgages. Half of zip codes on the list are located within the St Charles County, four in St Louis County and one in Jefferson County

St Louis Area New Home Building Permits for 2022 at lowest level in seven years

There were 4,361 building permits issued for new single-family homes in the St Louis area during 2022, a decline of 9.62% from 2021 when there were 4,825 permits issued, according to the latest data from the Home Builders Association of St. Louis & Eastern Missouri (St Louis HBA). As the table below shows, 4 of the 7 counties included in the report had a decline in the number of permits issued in 2022 from the year before, with there of them double-digit declines. St Charles County Closed Home Sales In October Nearly 30 Percent Lower Than Last Year

As the tables below show, so far during October there have been 278 home sales closed in St Charles County, down 28% from the same period last year when there were 388 sales closed. The median sold price this month for those closed sales in St Charles County has been $337,000 an increase of over 12 percent from the same period last year when the median prices homes in St Charles County sold for was 300. Time On Market and Percentage of St Louis Listings With Reduced Prices Continues To Increase

As the infographic below illustrates, the time active listings in St Louis have been on the market is much greater than the time it took homes that closed last month to sell. In addition, a much greater percentage of the current active listings have reduced their asking prices versus the sales that closed last month.

Nearly Half The Active St Louis Listings Have Reduced The Asking Price

As the STL Real Estate Trends report below shows, as of last week, 43% of the active listings in the St Louis 5-County core market have a current asking price that is lower than the initial asking price. This is more than a 100% increase from the same week last year when only 20% of the listings had a reduced asking price.

Year To Date Home Sales in St Louis Metro Area Down Nearly 11 Percent From Last Year

There have been 21,164 homes sold in the St Louis Metro area during the first 7-months of this year which, as the STL Market Chart below illustrates, is a decline of 10.7% from the same time last year when there were 23,709 homes sold.

Number Of New Homes Built In St Louis In Last 14 Years Less Than Half The Number For the Prior 14 Years

During the 14 year period prior to the housing bubble bursting in 2008, there were 92,065 building permits issued for new single family homes in the 3 most active home building counties in St Louis. As the table shows below, over half the permits issued during that period were in St Charles County alone, with the other half in the counties of St Louis and Jefferson.

There were 4,743 building permits issued for new single-family homes in the St Louis area during the 12-month period ended January 31, 2022, a decrease of 2.5% from the same period a year ago when there were 4,864 permits issued, according to the latest data from the Home Builders Association of St. Louis & Eastern Missouri (St Louis HBA). Four of the seven counties covered in the report saw a decrease in building permits from the same period a year ago. Warren, Lincoln, and St Charles County had a double-digit decrease.

St Louis Home Sales in 2021 Tops Year Before By Nearly 4 Percent – Prices Up Over 9 Percent

As the STL Market Report (available exclusively from MORE, REATLORS®) below illustrates, there were 30,197 homes sold in the St Louis 5-county core market during 2021, an increase of 3.86% from 2020 when there were 29,075 homes sold. The median sales price of homes sold in the St Louis 5-county core market was $250,000 during 2021, an increase of 9.17% from 2020 when the median price of homes sold in St Louis was $229,000. St Louis Home Price Appreciation Slowing

Even though you wouldn’t know it by today’s forecasted high in St Louis of 50 degrees, we are entering the winter housing market. Every year, year after year, the St Louis winter housing market reacts pretty much the same way with home prices dropping a little and sales slowing followed by an uptick in both come spring. With that in mind, the declines we see in home prices in the chart and report below, available exclusively from MORE, REALTORS®, could be attributed to the seasonal change but are a little early for that, and different than last year.

Two-thirds of the homes sold in the St Louis 5-County core market (St Louis city and the counties of St Louis, St Charles, Jefferson, and Franklin) during October sold for the asking price or above. St Louis Listing Supply Increases 50 Percent in July from June…still low

For the past couple of years now you’ve heard how low the inventory of homes for sale is, and, if you are a buyer, you have no doubt experienced some grief or hardship in buying a home as a result. St Charles County Homes Sold For Largest Percentage Over List Price In June

As the chart below illustrates (available exclusively from MORE, REALTORS®), homes in St Charles County sold for a median price equal to nearly 105% of the current list price of the listing in June, which is the highest percentage of list price for the counties that make up the St Louis 5-county core market. For the 9 months up to and including January of this year, 4 of the 5 counties all had a median sold price equal to 100% of the current list price with Franklin County averaging less. St Louis Home Sales And Prices Saw Double-Digit Increase In Past 12-Months

For the 12-month period ended May 31, 2021, there were 30,225 homes sold within the St Louis 5-County core market, an increase in home sales of 13.91% from the prior 12-month period, according to the STL Market Report below, available exclusively from MORE, REALTORS®. During the same period, St Louis home prices increased 11.5% from a median of $213,000 to $237,500. As the report also shows, the current supply of listings for sale is low at 0.86 months.

Sixty-Three Percent Of St Louis Homes Sold In Past 12 Months Sold At Or Above List Price

It’s no secret how competitive the St Louis housing market is currently. St Charles County Real Estate Market On Fire!

While most of the current real estate market is doing quite well, and has for some time, the St Charles County real estate market has been on fire lately! Highlights from the the reports and charts below include (which are available exclusively from MORE, REALTORS):

For the 12-month period ending April 30, 2021 there were 6,620 homes sold in St Charles County, an increase of 13% from the prior 12-month period. St Louis Area Housing Market Report For April

In spite of the challenge of a low-inventory housing market, St Louis City and County, St Charles County and Franklin County all saw double-digit increases in the number of homes sold in April while Jefferson County saw a double digit decline. St Louis Luxury Home Sales Trended Upward For 10 Consecutive Months

The St Louis luxury home market (homes priced at $700,000 or above) after remaining relatively flat for about a year has been steadily trending upward for now 10-months in a row. Even though April is not over, there have already been more sales of Luxury homes closed than for the month before, so April will make the 10th month of increased sales activity.

New Sales Of Listings Are Outpacing New Listings

As any home buyer in the market is well aware no doubt, we have a low inventory of homes for sale in the St Louis MSA. As the STL Market Report below shows (which is exclusivley available from MORE, REALTORS®) there is currently just a 1.2 month supply of active listings in the St Louis metro area. It doesn’t look like the situation is improving either as MORE’s Local Home Trends Reports at the bottom show that new contracts in the past two weeks have outpaced new listings during the same period.
