New home sales in the midwest in August were at a seasonally adjusted annual rate of 61,000 homes, a 19.6 percent increase from July and an increase of 15.1 percent from a year ago, according to data just released by the U.S. Census Bureau and HUD. On a national level, new home sales in August were at the annual rate of 421,000 homes, a 7.9 percent increase from the month before and a 12.6 percent increase from a year ago.

Move-up Buyers Optimistic About The Housing Market & Almost Half Planning to Buy a New Home

Homeowners are feeling pretty optimistic about the housing market and in fact, in a survey conducted by Pulte Homes, almost half (43%) of the move-up buyers indicated they are planning on buying a new home within the next five years. Over three in four (76%) of move-up buyers feel they can sell their current home within years at a price that would permit them to buy a new home.

New home sales soared in June to an annual rate of 497,000 homes, the highest level in 5 years, according to data just released by the U.S. Census Bureau and HUD.  New homes were sold in June at a rate that is 8.3 percent higher than the month before and 38.1 percent higher than June 2012 when new homes were sold at the rate of 360,000 homes a year.

Home Builders’ Market View Best In Over Six Years

Home builders’ market view is more optimistic today than it has been in over 6 years, according to the NAHB/Wells Fargo Housing Market Index (HMI). The index, which compares how many home builders have an optimistic outlook on the market with those with a negative outlook to arrive at an index number. An index about 50 indicates more builders are optimistic about the market than negative on the market.

Home building continues at a pace higher than we have seen in a few years, according to the latest new construction report from the U.S. Census Bureau and HUD. According to a survey recently conducted by Zillow, many homebuyers are really not armed with the information they should have before attempting to obtain a mortgage.  For example, over one-third (34 percent)  of the prospective homebuyers surveyed did not know that a qualified borrower can obtain a home loan today with less than a five percent downpayment.

New home sales continued the upward trend in March with new homes in the US selling at a seasonally-adjusted annual rate of 417,000 homes, an increase of 1.5 percent from the month before and an 18.5 percent increase from a year ago, according to the US Census Bureau and HUD.

Barely over 3 month supply of homes for sale in St Louis

Home sales in the U.S. fell slightly in February from the month before, according to the National Association of REALTORS’ pending home sales index. The index slid to 104.8* in February from 105.2 in January however was still 8.4 percent higher than a year ago and at the second highest level in nearly three-year. Lawrence Yun, chief economist for NAR, said “limited inventory is holding back the market in many areas” and that “only new home construction can genuinely help relieve the inventory shortage…”

New home sales in the Midwest were at an adjusted annual rate of 58,000 homes in February, an increase of 13.7 percent from January’s rate of 51,000 homes, according to data released this morning by the Census Bureau. First time home buyers bought almost half the homes sold last year

Of the 6.8 million homes sold during the past two years, almost half of them (46 percent) were sold to first-time home buyers according the National Association of Home Builders (NAHB). This is up significantly from 2005 and 2007 when only 35 percent of the homes sold were bought by first-time buyers and is even higher than in 2009, the middle of the home buyer tax credit period, when first time buyers made up 41 percent of the market. New home sales increased almost 20 percent in 2012 and prices increased almost 14 percent

New home sales activity slowed at the end of 2012 with new homes selling in December at a seasonally adjusted rate of 369,000, a decline of 7.3 percent from the month before but an increase of 8.8 percent from December 2011, according to the December 2012 new home sales report from the Commerce Department. This means 2012 ended with an increase of almost 20 percent in new home sales from 2011 when there were just 306,000 new homes sold. Also on a positive note, the median price of new homes increased from $218,600 in December 2011 to $248,900 in December 2012 while, during the same period, the inventory of new homes for sale in the U.S. declined from a 5.4 month supply to 4.9 months. What home buyers want in their next new home

The real estate recession and weak economy has not pushed homebuyers into downsizing their next home, at least not according to the results of a survey conducted by national home builder, PulteGroup. In fact, 84 percent of homeowners between the ages of 18 and 59 said they do not have plans to downsize their next home. Recent data from the U.S. Census Bureau supports this notion as well, with the average size of a new home increasing to 2,480 square feet in 2011, an increase of 3.7 percent from the year before. St. Louis area new home construction activity continues to increase; St. Charles leading the way

This morning, the Commerce Department released its new home construction report showing that, on a national basis, all aspects of new home construction, permits, starts and completions, slipped slightly in November 2012 from the month before but were up from a year ago. The Home Builders Association’s new home report shows somewhat better results in St. Louis with permits in St. Louis county up almost 25 percent in November from a year before, nearly a 47 percent increase in St. Charles County, a 1.4 percent increase in Jefferson County and modest decreases in Franklin and Warren County. One in Five Housing Units in City of St Louis is Vacant

The city of St. Louis has experienced a decline in the number of residents since hitting it’s peak population back around 1950. The most recent disappointment came in the 2010 census results showing, in spite of optimism on the part of the city for better numbers, the population of the city of St Louis had declined by nearly another 1o percent during the decade, falling from 348,189 people in 2000 to 319,294 in 2010.
