What home buyers want in their next new home

The real estate recession and weak economy has not pushed homebuyers into downsizing their next home, at least not according to the results of a survey conducted by national home builder, PulteGroup. In fact, 84 percent of homeowners between the ages of 18 and 59 said they do not have plans to downsize their next home. Recent data from the U.S. Census Bureau supports this notion as well, with the average size of a new home increasing to 2,480 square feet in 2011, an increase of 3.7 percent from the year before. St. Louis area new home construction activity continues to increase; St. Charles leading the way

This morning, the Commerce Department released its new home construction report showing that, on a national basis, all aspects of new home construction, permits, starts and completions, slipped slightly in November 2012 from the month before but were up from a year ago. The Home Builders Association’s new home report shows somewhat better results in St. Louis with permits in St. Louis county up almost 25 percent in November from a year before, nearly a 47 percent increase in St. Charles County, a 1.4 percent increase in Jefferson County and modest decreases in Franklin and Warren County. The city of St. Louis has been hit the hardest with over a 50 percent decline in new home construction from a year ago. Continue Reading →

2013 looks to be a good year for real estate

I continue to see encouraging news about the housing market and today was no exception. The Freddie Mac housing market outlook for December was released and included a very encouraging outlook for the real estate market in 2013 by its chief economist, Frank Nothaft. One in Five Housing Units in City of St Louis is Vacant

The city of St. Louis has experienced a decline in the number of residents since hitting it’s peak population back around 1950. The most recent disappointment came in the 2010 census results showing, in spite of optimism on the part of the city for better numbers, the population of the city of St Louis had declined by nearly another 1o percent during the decade, falling from 348,189 people in 2000 to 319,294 in 2010. Home prices on the rise; St Louis Mortgage Interest Rate Update

According to Lawrence Yun, Chief Economist for the National Association of Realtors, home prices nationally are up 11.1% in October compared to this point last year. The number of homes available for sale nationally fell reducing the available supply to a level below that of one year ago. The result is tighter supply of homes helping boost the national median existing-home price level to $178,600 in October; price increases have helped home owners regain equity lost during the housing crisis.

Do You Need a Building Permit for That?

When are building permits needed? That is the $64,000 question. First it may be good to discuss the reason for building permits. Building codes list their intent as “ to insure public safety, health and welfare insofar as they are affected by building construction,…..” The major reason for permits is to therefore, provide safe and sanitary buildings. We have all seen where “Tommy Homeowner” thinks he can do anything and in turn creates problems for himself and any future home owner that may occupy the premises. The building permit process allows the local authority to review what work is planned, check the work is in progress before all the changes are completed to be sure that safe, sanitary and proper procedures are performed in the building/remodeling process. Home Builders Say New Home Market Improving; Missouri Home Price/Income Ratio Back to Normal

Today, during a presentation addressing the impact of President Obama’s re-election on the housing market by leaders of the National Association of Home Builders (NAHB), David Crowe, PhD., Chief Economist of NAHB, said there is a “fragile” recovery occurring in the housing market and that it could be “affected both directions by the recent election results”. Crowe went on to say that (with regard to the new home market) there has been “no consistent national trend for some time” as the recovery has been from “relatively small and disparate” locations for about a year now and the reason the national numbers are now reflecting this activity is due to the number of these improving small markets increasing significantly. This morning, the Commerce Department released its new home construction report showing that, on a national basis, all aspects of new home construction, permits, starts and completions, are up double digits in October 2012 from the year before. REALTOR Survey Shows 90 Percent of Buyers Use Internet To Search for Homes; What is Best St Louis site?

Housing Market Recovery Expected To Continue with Increasing Home Prices As Long As….

Lawrence Yun, chief economist of the National Association of Realtors (NAR), while speaking at the NAR convention in Orlando gave a pretty optimistic outlook for the housing market. Yun said he expects to see home prices rise cumulatively 15 percent over the next three years, home sales increase over 20 percent during the same period and new home sales to increase over 90 percent from 2011 to the beginning of 2014. Yun did add a caveat to his optimism saying these things assumed there would be no further limitations on the availability of mortgage credit or a “fiscal cliff”. St Louis new home construction and sales showing signs of life

If you’ve been waiting to buy a new home thinking that prices will continue to fall as builders get more desperate to sell homes, I think you may have missed the boat, er, house. The bruised new home market continues to show signs that the worst is over including numbers just released showing new home sales in the U.S. in August were up almost 28 percent from a year ago and new home prices were up 17 percent during the same period in the U.S. Here in St. Louis, the St. Louis HBA just reported that building permits for new homes in St. Louis are 15% through August compared with this time last year. New home construction picking up

There is some life coming back to the new home industry as we are seeing increases in new home construction activity. On the national level, the U.S. Census Bureau reported today that building permits for new homes were up over 19 percent in August from a year ago, new home starts were up over 26 percent from a year ago and new home completions up a little over 2 percent from a year ago. Here in the Midwest region, as the chart below which depicts new home starts in the Midwest from January 2006 through July 2012 shows, it definitely appears new home construction has hit bottom, has leveled off and is now trending upward slowly. St Louis area new home building permits on pace to beat 2011

St. Louis building permits issued for new homes continues on track to out perform 2011 in the largest counties in the area, according to a report just released by the Home Builders Association of St. Louis & Eastern Missouri. According to the report, the counties of St Louis, St. Charles and Jefferson have all seen more single-family building permits issued YTD (through July) in 2012 than in 2011, and Franklin county is only 2 permits shy of where they were in 2011 at the same time. Home building in Midwest continues to improve

It’s been a rocky few months, however new home activity in the Midwest continued to show signs of improvement in July. According to the report on New Residential Construction for July 2012 just released by the Commerce Department, new building permits for single-family homes in the Midwest increased in July 2.5 percent from the month before 16.9 percent from a year ago. Recently I was contacted by a prospect that was referred to me from a past client. This prospect was interested in a VA loan and had some general questions about the loan process and VA loans. St. Louis area new home building permits up almost 30 percent from last year

According to a report just released by the Home Builders Association of St. Louis (HBA), St Louis new home construction activity is on the rise! The HBA report shows that there have been 1,275 permits issued for new homes through June of this year in St. Louis City and St. Louis, St. Charles, Jefferson and Franklin County which is an increase of 29 percent from last year at this time when there had been 989 total permits issued for new homes in the St. Louis area. New home sales in Midwest up fifty percent in June from month before

Today, the U.S. Department of Housing and Urban Development and U.S. Census Bureau released new home sales data for June 2012 and while the rest of the country reels from a decrease of 8.4 percent in the new home sales rate from the month before (seasonally adjusted), here in the Midwest we can celebrate an increase of almost 15 percent in the new home sales rate to 55,000 (seasonally adjusted annual rate) from 48,000 the month before and an increase of 50 percent in actual new home sales in June in the Midwest to 6,000 new homes sold from 4,000 the month before. New home sales increase again in May;   Inventory continues to decline

Today, the U.S. Department of Housing and Urban Development and U.S. Census Bureau released new home sales data for May 2012 showing an increase of 7.6 percent from the month before, and an increase of 19.8 percent from a year ago. The seasonally-adjusted new home sales rate for May was 369,000 homes, up from a revised rate of 343,000 homes the month before. The supply of new homes on the market decreased to a 4.7 month supply from a revised 5.0 months the month before. The median new home price decreased slightly to $234,500 from a revised median price of $236,000 the month before and increased 5.6 percent from a year ago when the median new home price was $222,000. St. Louis Mortgage Rate Update; Housing Scorecard Finds Promise in Recent Market Data

The U.S. Department of Housing and Urban Development and the U.S. Department of the Treasury released their May Housing Scorecard, which collects key market data and tracks the administration’s recovery efforts. According to the May scorecard, recent market data contains a number of promising indicators and increasing signs of stability. Today, the U.S. Department of Housing and Urban Development and U.S. Census Bureau released new home sales data for April 2012 showing an increase of 3.3 percent from the month before, and an increase of 9.9 percent from a year ago. The seasonally-adjusted new home sales rate for April was 343,000 homes, up from a revised rate of 332,000 homes the month before. The supply of new homes on the market decreased to a 5.1 month supply from a revised 5.2 months the month before. The median new home price increased slightly to $235,700 from a revised median price of $234,000 the month before and increased 4.4 percent from a year ago when the median new home price was $224,700. Weather, not jobs, motivating long-distance house hunters

motivation for the move is warmer weather, not a job. Wow, I can relate to that….. In fact, according to the report, most long distance house hunters are looking in markets with higher unemployment and slower job growth than where they currently live. Fro example, as you can see in the chart below, 3 times as many people in Minneaplolis – St Paul (with 6.2 percent unemployment) are looking for homes in Phoenix (where unemployment is 8.5) than vice versa. Report says housing market recovery to be led by demand by investors for rental property

According to a new report, The Shifting Nature of U.S. Housing Demand, by The Demand Institute, average home prices will increase by up to 1 percent in the second half of 2012. By 2014, home prices will increase by as much as 2.5 percent. From 2015 to 2017, the study projects annual increases between 3 and 4 percent. This recovery will not be uniform across the country, and the strongest markets could capture average gains of 5 percent or more in the coming years. Continue Reading →

New home sales and prices slip in March; both still better than a year ago

Today, the U.S. Department of Housing and Urban Development and U.S. Census Bureau released new home sales data forMarch 2012 showing a decrease of 7.1 percent from the month before, and an increase of 7.5 percent from a year ago. The seasonally-adjusted new home sales rate for March was 328,000 homes, down from a revised rate of 353,000 homes the month before. It’s worth noting that February’s sales were originally reported by the Commerce Department to be 313,000, so the revision to 353,000 was significant. St Louis area single-family building permits on the rise in March; on course to beat last year

The Home Builders Association of St. Louis & Eastern Missouri just released their single family building permit data for March 2012 which shows an increase in activity from March 2011 for most of the St. Louis area.
