A “first-look” report issued by Lender Processing Services, one of the countries largest loan servicers and aggregators of loan performance data, shows mortgage delinquencies decreased 0.1 percent in May from the month before and down over 18 percent from the year before. Other good news in the report is the U.S. foreclosure pre-sale inventory rate declined 0.7 percent from the month before.

A report released this morning by CoreLogic shows that the current residential “shadow” inventory as of April 2011 declined to 1.7 million units, down from 1.9 million units a year ago. This current shadow inventory represents a 5 month supply, same as the supply a year ago.

The St. Louis foreclosure rate in March was 1.73 percent, down slightly from 1.78 percent the prior month, but up over 21 percent from a year ago, according to a report published by CoreLogic. The report shows that the St. Louis Mortgage Delinquency rate (Serious delinquency, 90+ days delinquent) decreased to 4.83 percent in March, down from 5.1 percent the month before and down 14 percent from a year ago. This is the first month the St Louis Mortgage Delinquency rate was below 5 percent since August 2009.

The good news in this report is that the U.S. foreclosure pre-sale inventory rate declined 1.6 percent from the month before.

Negative equity is the dominant factor driving the real estate market according to CoreLogic in it’s “U.S. Housing and Market Trends” report that was released today. According to the report, as of the 4th quarter of 2010, over 11 million (23 percent) of U.S. homeowners with a mortgage were in a negative equity position, meaning they owe more on their mortgages than the current value of their home.

The national mortgage delinquency rate for homeowners that are 60 or more days past due decreased in the first quarter of 2011 marking the fifth consecutive quarterly decline according to a report released today by TransUnion. The report shows mortgage delinquencies for the first quarter of 2011 were down 3.4 percent from the prior quarter and down 8.6 from a year ago.

The St. Louis foreclosure rate in February was 1.78 percent, an increase of over 26 percent from a year ago, and just a slight decrease from January’s rate of 1.79 percent, according to a report published by CoreLogic. On a positive note, the report shows that the St. Louis Mortgage Delinquency rate (Serious delinquency, 90+ days delinquent) decreased slightly to 5.09 percent in February from 5.16 percent the month before and down over 13 percent from a year ago.

Not providing a current mailing address to the Assessors office can cost you your home
Mohammad Bhatti learned this the hard way. Bhatti, a resident of the City of St. Louis, purchased a property at 3243 Pennsylvania in 2005 to rehab and resell. From court records I reviewed it appears that the city had the property address as Mr. Bhatti’s mailing address rather than where he was actually living. This is something that would ultimately cost Mr. Bhatti to lose his property at 3243 Pennsylvania, which he claims to be worth $169,900, over $1,452.06 in delinquent property taxes.

The Mortgage Bankers Association released the results of it’s National Delinquency Survey for the 4th quarter of 2010 and it shows very mixed results. On the positive side of things, overall mortgage loan delinquency in the U.S. has dropped to 8.22 percent which is the lowest rate since 4th quarter 2008 when the rate was 7.88 percent. On the flip side of the coin, the overall foreclosure rate for the quarter was 4.63 percent which ties the highest rate on record which was hit in the 1st quarter of 2010.

The St. Louis foreclosure rate shot up 7 percent in November to 1.67 percent, according to a report published by CoreLogic. A report released by CoreLogic showed that the St. Louis foreclosure rate increased in October marking the fourth-consecutive month of increases. The report shows St. Louis to have a foreclosure rate in October of 1.58 percent, a slight increase from September’s 1.57 percent, however an increase of over 11 percent from a year ago. The foreclosure rate in the U.S. in October was 3.33 percent, an increase of 14 percent from the year before.

Yesterday the S&P/Case-Shiller Index report for October was released and was filled with bad news on the housing market. The report revealed that home prices decreased in all 20 metro areas covered by the report from their September levels and only four of the metro’s showed a year-over-year price gain in October.Furthermore, six metros – Atlanta, Charlotte, Miami, Portland (OR), Seattle and Tampa – hit their lowest levels since home prices started to fall in 2006 and 2007.

A report released this week by Standard & Poor’s and Experian showed an increase in monthly default rates on first mortgages to 3.05 percent and an increase in default rates on second mortgages to 1.80 percent. The increase in default rates for first mortgages is the first increase since December 2009. The good news is that even though the rate in November increased, it is still down 34.84 percent from a year ago at the same time.

A report released by CoreLogic showed the St. Louis metro area to have a foreclosure rate in September of 1.57 percent, and increase of over 25 percent (25.6%) from a year ago, and an increase of a little over 3 percent from the month before. The national foreclosure rate in September was 3.29 percent, a slight increase from 3.20 percent the month before.

On the heels of the post I just did on shadow inventory, it is good to see a positive report on mortgage delinquencies! According to a report issued by TransUnion, mortgage loan delinquencies in the third quarter of this year declined 3.45 percent to 6.44 percent, marking the largest quarterly decline since the fourth quarter of 2006.

Mortgage delinquencies are a “leading indicator” of foreclosures, so perhaps that means we are getting close to the foreclosure activity leveling off.

A report released by CoreLogic showed the St. Louis metro area to have a foreclosure rate in August of 1.52 percent which is a slight increase from July’s rate of 1.48 percent but is an increase of 25.6 percent from the year prior when the rate was 1.21 percent. Comparatively speaking, St. Louis is in good shape as the national foreclosure rate for August was 3.2 percent, almost double our rate here.

Finally, some more good news about the housing market! TransUnion released a study of mortgage delinquency “roll rates” (when delinquent borrowers move to a more delinquent status, say from 30 days late to 60 days late, then 90 and so on) which showed that mortgage delinquency roll rates peaked in the summer of 2009. A “first-look” report issued by Lender Processing Services, one of the countries largest loan servicers and aggregators of loan performance data, shows that things are not getting better on the “home-front”….The U.S. mortgage delinquency rate (not including foreclosures) for September was 9.27 percent, a 0.6 percent increase from the month before, however it is a 7.8 percent decrease from the year before. The foreclosure rate for September was 3.84 percent, a 1.1 percent increase from the month before and a 3.6 percent increase from the year before.
