As the STL Market ReportTM below shows, there were 3,419 existing condominiums sold in the 12-month period ended November 30, 2020, a decrease of 0.23% from the prior 12-month period. The median price of condos sold during the past 12-months was $159,900, an increase of 5.2% from the prior 12-month period. To make sure the data represents the market as accurately as possible, distressed home sales and new construction were excluded from the data. As the report shows, the current inventory of condos for sale is just 1.2 months.

Given the impact of COVID-19 on the St Louis real estate market, particularly during the late winter/early spring months as well as a low-inventory market already, it should not come as a surprise that St Louis area home sales have trended downward somewhat during the past 12-months. There were 4,468 building permits issued for new single-family homes in the St Louis area during June, an increase of 5.9% from a year ago when there were 4,219 permits issued, according to the latest data from the Home Builders Association of St. Louis & Eastern Missouri (St Louis HBA). However, the increase in new home construction activity was not shared equally around the St Louis area as the counties of St Charles, Jefferson, and Franklin all saw double-digit increases while the other four counties saw declines.

After the COVID-19 pandemic hit St Louis and greatly curbed real estate activity back in March and April, the market was quick to recover and has come back in a pretty robust way. The impact is starting to show more though in home sales in the year-over-year and year to date numbers, however. Yesterday, I shared a report on new sales of listings in the St Louis MSA which showed sales were up 10% for the week from a year ago. Today, I created the report below which shows new listings during the same week, and while the number of new listings was up 8% for the week from a year ago, they still didn’t keep pace with the new sales. As the report reveals, there were 1155 new listings in the St Louis MSA last week and, as yesterday’s report showed, 1245 sales, so nearly 8% more new sales than new listings.

COVID-19 who? While it’s still around, it’s impact on the St Louis real estate market has dissipated to the point that we are seeing activity at levels higher than this time last year. For example, as the report below shows, there were 1,245 new sales of residential listings in the St Louis MSA last week, an increase of 10 percent from the same time a year ago. There were 4,4,83 building permits issued for new single-family homes in the St Louis area during April, an increase of 4.28% from a year ago when there were 4,299 permits issued, according to the latest data from the Home Builders Association of St. Louis & Eastern Missouri (St Louis HBA). The St Louis real estate market slowed when the effects of COVID-19 hit the St Louis area in early March but after continuing at a slower pace for a few weeks has quickly shifted gears to a faster pace. The St Louis market has improved to the point that, for the 12-month period ended May 31, 2020, St Louis home sales were down just 1.84% from the prior 12-month period. The median price of homes sold during the past 12-months was $213,000, an increase of 6.55% from the prior period.

Prior to COVID-19, there had already been a shortage of residential listings for sale in many areas and price ranges through St Louis going back a couple of years. However, the problem may be getting worse as we are continuing to see new sales of residential listings in St Louis picking up the pace to the point that they are down just 16% from the same time a year ago but, new listings in the St Louis MSA are down 30% from the same time a year ago.

Maybe it’s the gorgeous weather, a more optimistic outlook after receiving stimulus payments or perhaps just being tired of waiting in limbo, but homebuyers have come out strong in St Louis during the past week! St Louis home sales are still not at the levels we would expect at this time of year but, as my table below shows, for the St Louis MSA as a whole, the most recent 7-day period is down just 16% from the same time last year. This is about half the decline I’ve seen when pulling the data as recently as a week ago.

The COVID-19 pandemic (coronavirus) began impacting the St Louis area just a little over a month ago and I’ve been tracking the impact on the St Louis real estate market along the way. Yesterday, I shared data showing that, in spite of the COVID-19 (coronavirus) pandemic, new sales of residential listings in the 5-county core St Louis market for the most recent 7-day period that complete data is available for, were down 35% from a year ago. St Louis sellers appear to remain pretty confident in the St Louis real estate market in spite of the COVID-19 threat as evidenced by the number of new residential listings that hit the St Louis market in the past 7 days. Homes became more affordable in Jefferson County and St Charles County during the first quarter of this year from the 4th quarter of 2019, according to data just released by ATTOM Data Research. As the table below shows, the affordability index for both those counties increased from the prior quarter as well as from the same quarter the prior year. Franklin County’s affordability index was the same for the 1st quarter of 2020 as the prior quarter but improved by 5% from a year ago. The typical median-priced existing home sold for $233,000 in February 2019 and a year later, as the chart below shows, in February 2020 the typical median-priced home sold for $235,000, an increase of just under 1%. Here’s the beauty though, thanks to interest rates dropping from an average of 4.41% a year ago to 3.29% today, even with the slight increase in price, the typical St Charles County home costs less today than a year ago! The new home construction trend in St. Louis during January slowed just a bit with a total of 4,426 new home permits being issued for the 12-month period ended January 31, 2020, a slight decline of about 1% from a year ago when there were 4,447 permits issued, according to the latest data from the Home Builders Association of St. Louis & Eastern Missouri.

Thanks to a booming economy and strong housing market, distressed home sales in the St Louis Metro Area declined by nearly 25 percent (23.42%) in the 12-month period ended January 31, 2020 from the prior 12-month period. Homes that sold in the 63048 zip code in the last 30 days were on the market an average of just 30 days before selling, making this the fastest sold zip code in the St Louis MSA. The 63048 zip code area in Jefferson County includes the cities of Pevely, Festus and Herculaneum.
Five of the top ten zip codes were in St Louis County, two in Jefferson County and one in the Counties of St Charles, St Louis City and Madison, Il.

Throughout 2019 St Louis home sales were running slightly behind the prior year and looked like that is how the year would end but, thanks to a strong finish, St Louis home sales for 2019 ended up being slightly higher than the year before. There were 3,637 condos sold in the St Louis 5-County Core market during 2019, a decline of 2.28% from 2018 when there were 3,722 condos sold. As I reported yesterday, 2019 St Louis home sales were down 1.18% in 2019, just over half of the rate of decline of condo sales.
As the STL Market Report below shows (available exclusively through MORE, REALTORS), the median price of condos sold during 2019 was $155,000, an increase of 4.15% from the year before. In contrast, home prices increased by 5.85% during the same period.

There were 27,076 homes sold in the St Louis 5-County Core market during 2019, a decline of 1.18% from 2018 when there were 27,399 homes sold. As the STL Market Report below shows (available exclusively through MORE, REALTORS), the median price of homes sold during 2019 was $208,000, an increase of 5.85% from the year before.

The home sales trend was, as our chart below illustrates, on the decline in St Charles County since summer last year but then, in October reversed course. Now, for the second-consecutive month, the St Charles County home sales trend is on the rise possibly confirming that September 2019 was the bottom, with 5,761 homes sold in the 12-month period ending in September. For the 12-month period ended November 30, 2019, there were 5,814 homes sold or just under 1% more than when sales hit the bottom in September. The foreclosure rate for the St Louis MSA during October decreased 6.0 percent from the month and was down 4.2% from November 2018, according to data just released from ATTOM Data Solutions. As the table below shows, there were, like last month, some mixed results. For example, St Charles County saw a 20% increase in foreclosures from the month before while the City of St Louis saw a 27% decrease from the month before. The U.S. as a whole saw a bigger decline in foreclosure activity than the St Louis MSA did.

The home sales trend in St Charles County peaked in April 2017 with 6,118 homes sold in the 12-month period ended April 30, 2017. Since then, the home sales trend fell to closer to the 6,000 home mark until hitting a near peak again in August 2018 with 6,111 homes sold in the 12 month period ending that month. New home construction in St. Louis during October held at about the same trend as September with 4,289 new home permits issued for the 12-month period ended October 31, 2019, a decline of 8.04% from a year ago when there were 4,664 permits issued, according to the latest data from the Home Builders Association of St. Louis & Eastern Missouri.
