The number of new home building permits in St Louis dropped in August 12 percent from July and were down 2 percent from August 2013, according to the latest date from the Home Builders Association for St Louis and Eastern Missouri. There were a total of 287 permits issued for the 5-county core market consisting of the city of St Louis and Counties of St Louis, St Charles, Jefferson and Franklin, down from 327 the month before and 292 a year ago.

The new home market is improving and home builders indicate they have more confidence in the new home market now than they have had since November 2005, according to the National Association of Home Builders/Wells Fargo Housing Market Index (HMI) released today. According to the HMI, home builders confidence is presently at 59, the highest level the index has been at since November 2005.

New home sales in the midwest region of the U.S. slipped in July with new home sales coming in at the seasonally-adjusted annual rate of 52,000 homes, down 8.8% from a rate of 57,000 homes the month before and down 1.9% from July 2013, according to data released today by the U.S. Census Bureau. Year to date, through July, there have been 36,000 new homes sold (not seasonally adjusted) down 2.7% from the same time last year when there were 37,000 year to date new home sales.

Today’s new home buyer’s most important features are the kitchen and master bedroom, according to a survey conducted by PulteGroup. The kitchen was chosen as the most important feature in a new home by 29% of those surveyed, followed by the master bedroom with 22% picking that as their top feature. So, the bottom line is, the most important thing to new home buyers is to eat and sleep! ;)

Home ownership rates have been on the decline and, in fact, reached a 19 year low the first quarto of this year when the home ownership rate in the U.S. fell to 64.8%. However, for people 65 years and older, the rate of home ownership has been on the rise. As the chart below shows, while the rate of home ownership declined for the U.S. overall, the rate for those persons aged 65 and over has continued to rise.

New home sales in the midwest region during May 2014 increased 5.7 percent from a year ago, according to the latest information from the U.S. Census Bureau. New homes sales in the midwest region of the U.S. were at a seasonally-adjusted annual rate of 74,000 homes during May. New home sales for the month before, April 2014, were adjusted downward to an annual rate of 73,000 homes after first being reported at a rate of 84,000 homes.

New home building permits issued in the Midwest region of the U.S. in May was up 1 percent (seasonally adjusted) from a year ago and increased 7.3 percent from the month before, accordion to the latest data released by the U.S. Census Bureau. On a national level, new home building permits issued in May were down 0.8% from the year before but were up 3.7% from April, according to the report.

New home construction is not keeping up with demand in most of the U.S. and could even lead to “persistent housing shortages and affordability issues unless housing starts increase to match up with local job creation”, according to a newly released analysis by the National Association of REALTORS® (NAR).

New home sales in the midwest in April increased 35.5 percent from a year ago, according to the latest information from the U.S. Census Bureau. New homes sales in the midwest region of the U.S. were at a seasonally-adjusted annual rate of 84,000 homes, an increase of 47.4% from March’s rate of 57,000 homes.
The midwest region had the largest increase in new home sales in April from the month before and was the only region in the U.S. that had an increase in home sales in April 2014 from April 2013.

New home sales in the midwest region of the U.S. shot up 36.7 percent in February from the month before and was up 1.5 percent from February 2013, according to a report just released by the U.S. Commerce Department. According to a survey just released by Pulsenomics LLC, almost one of every 11 renters in St Louis (9%) plan to buy a home in the next year and 5 percent of all households said they plan to buy. New Home Construction in the midwest region of the U.S. is off to a slow start for 2014, according to newly released new home construction report from the U.S. Census Bureau. According to the report, new home construction starts of single-family homes in the midwest during February was at a seasonally-adjusted annual rate of 76,000 homes, down 19.1% from a year ago when the rate was 94,000 homes. St Louis area new home construction in 2013 was still very low compared with the normal rate of home construction, however increased 25% from the year before and saw the highest level of sustained activity in years. After a 34 percent increase in October from the month before, Midwest new home sales gave back a chunk of the gain in November, falling 26.6 percent from October. New home sales in the midwest region of the U.S. in November were at a seasonally adjusted annual rate of 47,000 homes, down from a rate of 64,000 homes the month before however up slightly from a year ago in November when the rate of new home sales was 44,000 homes.

St Louis area new home construction activity continues to gain momentun with building permits issued for new homes for the period ended November 30, 2013 increasing 25% from the same period the year before. As the table below shows, all St Louis area counties saw increases in building permits for the period.
Nationally, there were 577,000 permits for new single family homes issued for 2013 through November 30th, an increase of almost 21% from a year ago when the year to date total was 477,700 permits.

In the thirty year period from 1980 to 2010 the number of housing units in St Charles county tripled from 49,523 units to 141,016 units. St Charles’ growth has been fueled in part by an abundance of affordable new homes but that doesn’t mean St Charles county doesn’t have it’s share of luxury homes though! St Louis home building activity is on the rise throughout the St Louis area, according to the latest data from the Home Builders Association of St Louis and Eastern Missouri. Home builders’ market view is more optimistic today than it has been in over 6 years, according to the NAHB/Wells Fargo Housing Market Index (HMI). The index, which compares how many home builders have an optimistic outlook on the market with those with a negative outlook to arrive at an index number. An index about 50 indicates more builders are optimistic about the market than negative on the market.
