St. Louis home prices are on the rise as all signs continue to point toward a recovery for the St. Louis real estate market! The table below shows the change in the median list prices from a year ago for the 25 St. Louis area zip codes with the highest increases. Now, before people that live in some of the top zip codes on the list get too excited, remember, this does not mean that the actual value of a home rose by the percentage indicated, it just means the median list price has which could be the result of higher priced homes hitting the market. Having said that, the trend of list prices, along with other related data on the St Louis real estate market I’m seeing, is still a positive sign and a strong indicator of better times ahead for the St Louis real estate market. Over the past few months I have talked a lot about whether St Louis home prices have hit bottom yet and, in an article about 3 months ago said it appeared they bottomed out last year. When writing on the topic have stressed that, by the time we see solid proof of the bottom we will be past it and home prices will already be on the rise. Today’s pending home sales from the National Association of REALTORS (NAR) supports this notion and shows signs that increasing demand and decreasing supply is putting a damper on the rate of recovery of home sales and will also lead to higher home prices. Yesterday I wrote about home prices in the U.S. increasing 6.9 percent in the 2nd quarter (according to the Case-Shiller index) and increasing over 5 percent during the same period here in St. Louis. St. Louis sellers and listing agents are showing some modest confidence in the St Louis real estate market as indicated by the increases in the asking prices of homes for sale in St. Louis. According to data from the St. Louis Home Team, asking prices in the St. Louis metro area rose just a tad (0.3 percent) in August from the month before and were up 2.4 percent from a year ago. Here’s some good news to end our week with: In St. Louis the number of homeowners that are underwater on their mortgage (owe more than their home is worth), otherwise known as being in a “negative equity” position, dropped to 90,196 homeowners, or 16.1 percent of all St. Louis homeowners with a mortgage, in the first quarter of this year, down from 101,829 St Louis homeowners, or 18.1 percent during the prior quarter, according to a report just released by Corelogic. A report released this morning by CoreLogic, one of the nations leading providers of property information shows that home prices in the U.S. fell in March 0.6 percent from the year before and increased by 0.6 percent from the month before. Excluding distressed sales, month-over-month home prices increased for the third month in a row. If we take distressed sales out of the picture then the year-over-year home prices increased 0.9 percent. According to the report, St. Louis home prices declined by 3.4 percent in March 2012 compared to March 2011. Excluding distressed sales, year-over-year prices increased by 1.7 percent in March 2012 compared to March 2011. Continue Reading →
In a report released by Trulia, which looks at changes in asking prices on homes that are for sale as a leading indicator of where the market is headed, asking prices on homes for sale, on a year over year basis, were up 0.2 percent nationally. Here in St. Louis, as the chart below shows, we can see that year–over-year asking prices in the St. Louis MSA are up almost 1 percent, or almost 5 times the national average but still far from the ten MSA’s in the U.S. with the highest price increases (see table below). Two things are driving home buyers into the real estate market; babies and jobs, according to a survey just released by Coldwell Banker. According to the survey, 70% of real estate professionals surveyed say the “most common” reason buyers are searching for a new home today is a result of a new baby or growing family, followed closely by a relocation for a job. St Louis home sales in December increased 2.3 percent from the month before and were up 3.3 percent from a year ago. The increase in St Louis home sales follows suit with the trend in U.S. home sales as reported today by the National Association of REALTORS® which shows existing home sales in December were at at a seasonally adjusted-annual rate of 4.61 million units, an increase of 5.0 percent from the month before and an increase of 3.6 percent from a year ago. Freddie Mac released the results of its Primary Mortgage Market Survey® (PMMS), showing average fixed mortgage rates finishing the year near their all-time historic lows. Thirty-year fixed rate mortgages averaged 3.95 percent and have been at or below 4.0 percent for the past nine consecutive weeks keeping homebuyer affordability at a near all-time high.
