St Louis Housing Market has 6.8 percent increase in homes sales in July

The St. Louis housing market is showing some signs of strength with St Louis home sales increasing in July to a seasonally adjusted rate of 21,038 homes, an increase of 6.8 percent from June’s seasonally adjusted rate of 19,691 homes. This increase for the month is very close to the increase in home sales in the U.S. according to the report released today from the National Association of REALTORS(R), existing home sales in July rose 7.2 percent to a seasonally adjusted rate of 5.24 million units up from a level of 4.89 million units Continue Reading →

House Prices in St Louis Increase in June; St Louis ranks 5th in 2-year house price change

According to the Housing Market Report that was issued this morning by Radarlogic, home prices increased in June from the previous month in 23 out of the 25 metropolitan areas tracked by their company. St. Louis was among the 23 metros that showed an increase in home prices in June over May.

Overall the composite for all 25 metros showed a 3 percent gain in price from May to June representing one of the largest monthly gains reported by RadarLogic since June 2000. St. Louis home prices increased 2.2 percent over May.

New home starts and completions in July down from June; Permits are up

This morning the US Census Bureau and US Department of Housing and Urban Development (HUD) issued a their report on New Residential Construction for July 2009 showing a slight increase in new home construction activity from June in the U.S.

For the Midwest region of the U.S. the report showed the following:

Building permits issued for single-family residences in July were at an annual rate of 77,000 which is a 5.5% increase over June, but still 18.9% below July 2008. Continue Reading →

Survey shows shift in consumer real estate decisions; more making move for the better

Relocation.Comconducted a survey in June which shows that 50 percent of people who recently moved did so to improve their living situation, whether to move into a bigger home or move to a better neighborhood. The results of Relocation.Com’s most recent survey is a dramatic reversal from a similar Relocation.Com survey in March 2009 that found the recession played a much larger role in the decision to move.

June pending home sales increase
Midwest up 11.6% from a year ago

Today the National Association of REALTORS(R) issued their Pending Home Sales Index Report for June showing pending sales in the U.S. were up for the fifth consecutive month, the first time in six-years for such a streak.

Here in the Midwest pending home sales were only up 0.8% from May, but were up a whopping 11.6% from this time a year ago, the largest year over year increase of the four regions in the U.S.

New home sales in Midwest increase a whopping 43.1% in June

This morning the U.S. Department of Commerce released a report showing the sale of New Homes in June were at a seasonally adjusted annual rate of 384,000, an 11% increase across the US from May.

However, here in the Midwest the numbers were significantly better showing a seasonally adjusted annual rate of 73,000 new homes sales in June, a 43.1% increase over Mays rate of 51,000 homes. Home sales and prices increase in Midwest in June

The National Association of REALTORS(R) released its existing home sales report for June showing an increase in sales for the 3rd month in a row as well as higher prices in June.

Existing home sales, including single-family, town-homes, condominiums and co-ops increased 3.6% in June to a seasonally adjusted annual rate of 4.89 million units. According to the website for the Economic Development Center for St. Charles County, the county was established October 1, 1812. St. Charles County encompasses 561-square-miles of diverse landscape spreading out westward from the confluence of the Mississippi and Missouri Rivers.

According to the Census Bureau, in 1970 the population of St. Charles county was 92,954. By 2008 the population had grown to 349,307, an increase of over 275% in that 38 year period. Report shows St. Louis metro prices to decrease by 2% in next 12 months

A report published by Local Market Monitor, Inc. predicts the St. Louis metro area will see real estate values decline 2% in the coming 12 months. This projection does not sound bad and would support the possibility that the market is leveling off and perhaps we have seen the bottom.

Bill in congress to stop HVCC gains momentum

Since going into effect May1st the new Home Valuation Code of Conduct (HVCC) has caused controversy, been blamed for killing sales and seems it has everyone up in arms.

In late June I did a post on another blog about a bill, H.R. 3044, that was introduced in the U.S. House of Representatives that, if passed, would put an 18 month moratorium on HVCC.
